RULES
Please read these rules before your stay. Violating ranch rules, Texas state laws, or federal laws will result in forfeiture of hunting privileges and all fees paid, and immediate removal from the ranch.
1. Hunter & Guest Requirements
- All hunters, guests, & minors names must be provided before entering ranch.
- Hunters must disclose weapons on Exhibit A (limited to legal weapons for specific game).
- A current Texas hunting license must be provided before the hunt.
- Hunters must be at least 18 years old; no one under 6 years is allowed on the ranch.
- Minors (under 18) must always be accompanied by a legal parent/guardian.
- Hunters must be familiar with Texas hunting laws and report any violations.
2. Hunting & Firearm Regulations
- Sighting in one weapon is required at the designated area under Ranch Manager supervision.
- Wounded animals (evidenced by blood, meat, or bone) are considered dead and subject to a trophy fee.
- All harvested animals must be cleaned and disposed of in the designated areas.
- No swimming or wading in any body of water, including Lake Livingston.
- Safe gun handling is mandatory:
- Never shoot in the direction of people, buildings, or livestock.
- Hunting/shooting is prohibited within 75 yards of dwellings.
- No loaded firearms in the ranch house, vehicles, or ATVs.
- No stalking or roaming; remain in your blind unless accompanied by a guide.
- No "driving deer" is allowed.
- Night hunting of hogs and varmints requires express permission and is prohibited during deer season.
3. Vehicles & Property Care
- Vehicles must be parked only in designated areas and remain on established roads.
- No personal ATVs or recreational vehicles are allowed.
- Hunters must take proper care of ranch property, buildings, and livestock.
- Hunters are liable for livestock injuries or deaths caused by their actions or negligence.
- Gates must always be shut and locked; hunters are responsible for any escaped or injured livestock.
- No fires, fireworks, or open flames outside designated areas.
- No unauthorized operation of ranch vehicles.
4. Conduct & Safety
- No alcohol or drugs in hunting areas or while hunting.
- Disorderly conduct, intoxication, or inappropriate behavior will result in immediate eviction without refund. Law enforcement may be called.
- All hunters must wear legally required hunter orange; an orange cap is recommended.
- Hunters must carry a two-way radio or cell phone while on ranch property.
- Climb stands at your own risk; inspect them for safety before use.
- Do not fire at the ground or hard surfaces.
- Notify other hunters and your guide before leaving a blind or stand.
5. Compliance & Legal Considerations
- All state and federal hunting laws must be followed.
- Whitetail deer must be tagged, and harvest records must be completed before leaving the property.
- Hunters must fully cooperate with Texas Parks & Wildlife enforcement agents.
- Do not place shotgun shells or bullets in any fire.
- No removal of artifacts or sheds from the ranch.
- All guests must sign a “Hold Harmless” waiver before hunting.
6. Payment & Gratuities
- Hunters must prove rifle accuracy at the range before trophy hunts.
- Full hunting package fees must be paid in full before departure.
- Trophy fees must be paid upon harvesting an animal.
- Payments accepted: cash, check, PayPal, or Venmo.
- Meat processing and taxidermy are at the hunter’s expense (local vendors list avail).
- If blood is drawn, full payment for the hunt is required.
- A gratuity of 18-20% is customary for guides and staff.
- Applicable sales tax is not included in quoted prices and must be paid.
7. Lodge & General Rules
- No smoking inside lodging or hunting areas.
- No hunting boots inside the lodge; bring indoor shoes.
- Keep trash in containers and leave the ranch house clean.
- Hunters must provide their own safety equipment (lanyards, harnesses, etc.).

Every hunt is conducted with respect for the animals, the land, and the principles of sustainable wildlife management. We hold our hunters to the same high ethical standards, expecting them to demonstrate respect for wildlife, the environment, and the principles of responsible hunting.
